Paul Keating tried both those and had to back down later when the effects showed up...
I've never used negative gearing, but I was aware at the time that there was a rental property shortage that arose soon after it was restricted - at least in Adelaide. (My older sister was in real estate and I had always followed the industry closely, and had helped her out in the office at weekends since I was about 13.)

That's why reform has to be phased in over time - to limit the short-term disruption to rental supply.

I know overall statistics influenced by the bigger cities were less dramatic.
I was about to launch a self-managed Super fund when his changes to that came in. So, I consulted two independent accounting firms who went over the figures and advised me not to proceed as there were better strategies I could adopt, under the new regime.*
*The system required you to declare a fairly high taxable income before you could contribute much to your Super fund and than your Super was taxed. Other means of turning potentially taxable income into non-taxable investments and capital gains made more sense and paid off better over time.

Pyne has ever reason to be concerned at the moment. SA is in the economic shit and with an unemployment rate expected to rise in the coming years hr has little to hang his hat on.
The line of "the previous Labor government" has run its course. And without that he is found wanting.
