The shopping precinct was in desperate need of an over haul, no doubt about it, but I'm not sure I'd have been investing as much as some of the eateries have in there.
The first coming* of the Port, the Lighthouse, Newmarket, Birkenhead probably would have had enough support just from locals and they would have survived.
The second coming*, Pirate Life and the Admiral wouldn't survive without non-Portside people coming to spend money there.
This third coming* of the Port really is relying on people coming from far and wide, will many sit on the side of a car park for a meal or go to the thriving strip along the bottom of commercial road?
If you want to go quickly, go alone.
If you want to go far, go together.
