People wanting to borrow the $400k+ to do house and land are finding the banks are not valuing the property any where near that high and several potential home owners are without the money as banks are not willing to lend that much against that property and are looking at their get out clauses.

There is a joint in station arcade that is normally pretty cheap, I'll check it out on way home. I didn't pay that much to replace my lads laptop screen.
