Do they have to borrow thru Homestart? (and hence paying above market % rates?)

For such a deal, the market rate is higher. If people know what the deal is then there's no issues, surely?

it's not a catch, I stated this fact in my first post. It's very simple, go through with it & get a house that will make you money, or stay renting, and make someone else rich.

the good thing about Homestart is that your repayments don't exceed 25% of your income (so I am led to believe). They serve a purpose.

They have no option, why not have the same deal but the option of seeking their own financier?

Would your mob do that deal? It's undesirable lending, giving one more option than was on the table previously.

Yes it was obvious, I just wanted it clear to all.
There may be benefits to some in this scheme, but there are risks too, and the presentation needs to be balanced, not enthusiastic in one direction.

Good luck with the investment, Centurion.

Its potentially a gd money spinner for you by the looks of it, but

People buying are at risk of going into a negitive equity position if the market takes a while to turn. If they cant service the loan before property starts to climb, they will be in the shitehouse, but for you and the builder, who really cares.

If the buyer thinks he can handle it, and the lender things the same, then good for you!

Looks fine to me ... enables those on the edges to get into home ownership where perhaps they wouln't be able to otherwise.

As with any investment or financial decision, you have to weigh up the pros and cons and make sure that it works for you.

Centurion has been up front to disclose his interests in this so I don't see anything wrong here at all.
