Hey mate... the block was cut and filled, so the section in question was part of the filled area.
Looked as though it was erosion due to the build being thru winter and no temp down pipes put in.
So I would suggest that the original erosion and then settling of the soil has made it worse.
I'm more interested in what needs to be done to fix? Is it OK to leave and try and fill with sand or something?

If you are gutting ( our house built in 1897 needed floor out, replumbed, now everything ) you will not get away with $10k, IMO. It does depend on many things, quality of fixings etc, how high up the wall you tile ( tiles and labor ) etc etc.
Ours was closer to $20k with a complete gutting and rebuild. New floor, walls, ceiling and then the bathroom went in.
A couple of snaps...empty and nearly finished.

I'd be getting at that myself mate,if not you're probably over $5k to tile floors and walls.
