Girl at work put an offer in for a house recently, which she thought looked really nice and was just waiting for an "ok" to go ahead. The agent played hard ball with her and pushed her for her best price, but she didn't budge. They wanted to sell without conditions. She said "I'll get an inspection and then get back to you".

She was happy if the building inspector said it needed 10k. It came back....at least 50k worth of repairs. Effectively there was that much water in the floorboards, that the newly laid carpet was wet through. The joists were rotted away and needed complete repair. The hot water service didn't work and wasn't working for enough months that the valves had seized.

Moral of the story - get a building inspection, it's the best thing you can buy!

I have just had my offer accepted on a new house (subject to finance and inspection)

When do I do the inspection? After my finance is approved?

yeah we did our inspection after finance was approved but before cooling off period

Well done Ash Man. I would wait until after finance approval unless you are certain that you will get finance otherwise you could pay money for nothing.

Finance shouldnt be a problem in 99.9% sure of that
The agent suggested I do it first as he has pulled his opens for this weekend already, I suppose that is fair enough.

Timber Pest Inspections are generally booked once the contracts are signed, & are done/reported on before cooling-off finishes.
These Inspections are easy enough to arrange at short notice- can't speak for Building Inspections though.

And can I say Mr P Rooster is very good at Pest inspections when buying a new house. Very thorough, though I wasn't sure if he was just looking for ignition points for if and when Glenelg beat North in a final again....
Let that be a lesson to you Port, no one beats the Bays five times in a row in a GF and gets away with it!!!

I did that a couple of times and got other nasty little surprises, because you can't be there watching them every minute.
We went to court over the last one but negotiated a settlement deal at the last minute

Well after buying a house which we move into next Friday our current house is now on the market.
Just putting it out there incase there is anyone looking to buy in Balaklava.
I don't beleive in putting 10% on top of what I'd take, then negotiating down, so I've priced it to sell!

Na we don't unfortunately. The house was built in about 1930ish so even the Council wouldn't have one on file.
Definately agree with you that it would be a good idea though.
If you don't like it, change it. If you don't want to change it, it can't be that bad!
