Council have approved it, is there any point in arguing it?

What's your beef with the proposed structure - loss of sunlight, visual dominance of a 4m high boundary wall?

Also, did Council formally notify you of the application and seek your comment, and if so, what category of application (2 or 3) was it?

Yes the council have. The visual side of it.
Will Box in the entire side of the property. Zero southerly breeze will enter my yard. Guttering of the structure is 30-40cm higher then my roof guttering.
Category 2.

Cheers helicopterking. Being category 2, and since the council has already approved it, you don't have a right to appeal the decision which you would have if it was category 3.

If there were grounds to do so, you could appeal the description they gave the proposal, or the category (you would argue that it should've been category 3, which means they've deprived you of your right to appeal the final approval). If successful, the council would probably have to reassess the application again and notify it correctly, and at the end of the process, you could challenge the approval if granted.

It states the ‘demolition of exisiting shed and construction of free standing shed’.
The exisiting shed got demolished by him 5 weeks ago.
Does there have to be a certain distance between the fence and shed, as there is not one stated on the building plan?

The plan submitted by your neighbour should indicate the location of the shed with respect to the property boundaries. There are no hard and fast rules on setbacks from boundaries from the council's perspective (even if its Development Plan states an actual number). Building on boundaries can be acceptable, the question becomes what are the impacts of doing so. If they've already approved it, then they've made the decision (rightly or wrongly) that those impacts on balance are acceptable.

Which council are you in, by the way?

Always thought it was .900 back from the boundary so the eaves never encroached the neighboring property & preventing a ''Rat Trap'' between the shed & existing fence. Heater may know.

If it's less than 900 then no eaves

its 600 unless the structure forms part of the boundary fence then it can be right on it. Gutter cannot overhang though.

There's heaps mate but you've got to eat a meal.
I'm venturing back to a pub tomorrow for lunch (Port Broughton Hotel) before doing a major pub crawl Tuesday onwards next week!

We are going ok, not smashing it by any means. Last 3 months say 15% down on budget.

That’s a lot better than some of our customers that are as much as 80% down.

One of my bugger clients supplies to both the airline and car parking industries... suffice to say, they are hurting bad!

X2, with the arrival of the next canoe.

Luckily being in the Defence industry we, and our suppliers, were fairly shielded from Covid.

I have negotiated with my boss to WFH every 2nd Friday to get a day without distractions.
