What is the exact laws when it comes to owners of house selling it whilst you have a rental agreement in it.

We had been renting a house for 2 years. At the end of the second year contract owners gave a 6 month contract as they we’re looking to sell. At the end of that lease they gave us another 6 months and still they had no interest in the house. We then signed on again for another 6 months and finally they have five families coming through the house next week.

We have a lease to December and I have people telling me a heap of different Rules about what the real estate agency can do.

The spanner in the works is we are looking to finalise finance for a house purchase ourselves but that is increasingly looking unlikely.

This has all turned into a mess and slightly worried we might be without a house for a small period of time.

From my understanding, any new owner has to honour your existing rental agreement, but they have no obligation to renew it.

I have heard of situations like yours where the new owner doesnt want to wait so they offer cash incentives to the tennant to leave earlier, but i dont think they can force you out sooner.

However, im not an expert at all, so you are probably best off contacting the government tennancy advice mob, i think it is consumer and business services?? (Maybe) for some free advice so you know what may be thrown at you

Basically the new owner must adhere to your current contract / lease agreement, unless there is a clause in your contract that means you can be evicted before the lease is up, most have a clause to that effect. The new owner can cancel the lease, but it must be under the same terms as your current contract.

As such if you have a 60 day notification in your current contract for eviction the new owner must offer you the same terms.

They can.

Either with 14 days notice to agree upon a time or, if you can't agree on a time, 48 hours notice.

A maximum of two times per week and the tenant is allowed to be there when the inspection is taking place.

Yeah they have been good, they have given us 7 days which is more than enough for us.

I do think there is a cancellation cause in our lease which I will need to check

Any new buyer maybe purchasing it as an investment anyway, in which nothing will change for you.

Something that you planted in my back yard makes it smell like 100 people are smoking joints on my property. Especially after it's trimmed or it rains.
