I had a meeting last Wednesday with Michael Hickinbotham, they have created a FANTASTIC deal, in conjunction with Homestart Finance. All you need to build your own home is $5,000 & a saving pattern over 3 months & it doesn't matter where the $5,000 comes from, a credit card or a gift, it doesn't matter. No stamp duty, no deposit, no settlement fees and no interest repayments when the loan is drawn down during construction. This is a fantastic opportunity.

well, if I had a meeting with Michael Hickinbotham, there's a pretty strong chance that it's Hickinbotham Homes. no, it's the real deal, I sell a lot of land & this is the deal of the century.

It sounds like a plan pitched at those most likely to go under and be sold up, disguised as a charitable enterprise.
But that won't matter to the builder as they've got their money.
Remember the Trojan war and "Beware of Greeks bearing gifts."

you have to qualify for the bloody loan, of course. at the moment, let's say you are buying a house & land package of $300000, if you are borrowing 90%, you need a $30000 deposit PLUS legal fees, THEN as the house is being built, you have to pay the interest on the draw downs, not with this deal. you still have to have the capacity to repay the loan, of course. And in this market, which is just starting to improve, if you buy now you should see a good increase in the value of the house in the next few years. this helps hundreds of people that have the capacity to repay the loan but can't save the deposit because of the high rent they are paying. and Michael Hickinbotham isnt Greek.

My view is that if they haven't got the funds in reserve to build without this scheme they are going to be in trouble if values drop or interest rates rise.
The short term savings are not then relevant except for people who can go ahead safely anyway.
The saying "Beware of Greeks bearing gifts", of course is applied to any offer or "gift" that appears to have potential catch.
It is historically derived from the Greek con job with which they won the Trojan wars.
(Just as the "Persian version" applies to the re-writing of history after victory, that dates from the Persian conquest of ancient Egypt.)

Commitment to the idea explained - it figured you had to promoting something your were going to benefit from for you to believe in it.

It's a bit like some agents up here in the older areas in the Hills selling land that is still empty only because you can't actually build on it affordably.
You have to build a house around a protected tree, or on stilts for when the low lying block floods, or the foundations are $50K extra because of the slope.
Some of the blocks I've seen have sold two or three times in 3 years - all good for the agents getting the commission though.

The catch is that most people will be refused finance from the lender due to earning too, yes TOO much money.

Whilst it is no interest to myself (already a home owner) I think some of you are being a bit harsh without knowing all the facts. Good on you Centurion for at least pointing it out, even if it might line your pockets

Sounds simular to the Devine Property Group and it may help some people.

the purchaser doesn't have to buy any land I am selling, it can be any land. I just think that this is a great opportunity for the hundreds of people that are renting and can't save a deposit. Yes, much like the deal that Devine had a few years back with first Provincial & first australian financiers.

like bob katter was saying at his party launch in brisbane yesterday....why should we have to pay stupid amounts like $110,000 for land for a new home, its ridiculos....and i agree!!
