One step away from getting the house of our dreams.

Have got the bank approval, have the LMI approval now it is just pending the evaluations so fingers crossed we are home.

We are paying the asking price so just hoping the real estate agency priced fairly...…..but who knows at times in the country.

We should know by Friday earliest, next Tuesday at latest.

Good stuff, valuations generally always match the contract price (98% of the time), usually only different if they believe you are paying more than Market Value for the property.

Yeah that's pretty much what the bank said. The only spanner in the works for us apparently could be that because the location is a small country town there isn't a lot of very recent market history to go off.

The real estate agent believes because it is a 'hot' property based on the offers he received that should look favourable to the evaluator. The broker didn't seem to think that would come into play though.

Yeah it sometimes just depends on who you get doing it, however it would be someone who does country towns regularly and if no comparable sales in your town they will look to nearby towns for evidence. Good luck.

Yep good thinking. Did that in Phuket once during Buddist Easter when the bars were meant to be closed. 6 blokes sitting at the bar drinking "coffee" and when the plod walked past we all sipped on them saying what a lovely latte the young lady had made for us.
