You should seek independent financial advice rather than listen to randoms on the internet, etc.

With that said, it is worth keeping in mind that the equity in your own home is minimising interest that is not tax deductable.
Where as interest paid on your investment property load is tax deductible.

That's not to say they can't structure the load in such a way that by withdrawing the equity from the house it is still considered deductible against the investment property, but you need to be careful and ensure they do it correctly.

Otherwise, the other option is to simply leave the equity in your house and get a loan for the investment property that is closer to 100%.
You'll need to calculate the cost of mortgage insurance vs the tax savings, etc, but that's going to be worth it in the long run.
Equally depending on your bank you might be able to get away without the added insurance if you can list the home as collateral against the investment loan.

Obviously more to it than just that, but I do think maximising the deductable interest and minimising the non-deductable is a key factor in however you do it.

Correct, 100% fund the investment property using home as security, even go interest only on the investment property if you want to maximise the tax advantages and pay extra off you home mortgage which is not deductible debt.

Essentially go see an Accountant for tax advice.
