Spent a couple of years believing a property manager's reports that my property was being "beautifully maintained", so I kept the tenant's rent low, figuring I had a good tenant.

When I finally inspected the unit in person, I found it filthy and in disrepair. Not only did I lose out on rent ('coz I kept it low), I had to fork out to get a cleaner in to clean the place top to bottom so I could put it on the market. "Beautifully maintained" my hairy white bumhole. Damned if I know why I was paying the bint to manage the unit, since she obviously never visited the place.
Clowns OUT. Smears OUT. RESIST THE OCCUPATION.

Don't agree with that. We've had good experiences buying and selling over the years.
However, in regards to property managers, if you're renting, expect the worst, expect that you have been really, really dirty and be really paranoid about cleaning everything beyond what a person with OCD would do. Even if you are really clean, look after the place well and continue to get positive comments during inspections. Expect the worst when tidying the place for final inspection, that way you'll hopefully cover all of the bases and save yourself some agony later on.

Thata why I rent my place out privately. More money for me and less hassles. And less for the tennant cause they can ring me direct.
If you don't like it, change it. If you don't want to change it, it can't be that bad!

Im more than happy with mine, found 2 tennants I could chose from, full history etc initially said he would struggle with the rent amount i wanted but said he would try the market, ended up getting top dollar as well.

Doesnt return phone calls to well though :lol: but always helpful when you can get a hold of him

From a renters point of view, our agents are pretty good. If we have a problem we ring and get an answer straight away. If i email them i get a reply within minutes every time. We're in a brand new house so there were bound to be hiccups and they were sorted as soon as we reported them.

If I was the owner, Id be very happy with them. Especially considering they're a small family business.

My rental agent seems to be alright. I'm approaching the end of my lease and she just offered me another 12 month one but I declined and said I would like one where I'm able to leave at any time if something else comes up (have to give 3 weeks notice by law though) and she relented. She knows she's got a good tenant who keeps the place in great nick and pays the rent on time every time.

There was one place I was mildly interested in out Elizabeth way but they said they wouldn't show me through until I filled out the application form in full with all documentation. I told them to go jump. But looking at a few other advertisements for properties out that way it seems to be a pretty common requirement, you have to apply for the place first before they will even let you have a look inside, why is that?

So they know who dobbed them in about the grow room.

We moved into a new place about 3 months ago up north and we didnt have to do that. We went to a fair few open inspections around Andrews Farm/Munno Para West before this one too, and never had to fill out anything beforehand. Maybe they were just trying to sucker you into the lease.
