$100-120 a week is fair.

No need for a contract if he is a mate, unless u dont trust him....

I'm of the same belief, I'm in a similar circumstance and the roles will be reversed in a month or so with somebody else. Take into cosideration the following:

-The utilities split between how many live there.
-Your repayments.
-Council rates.
-Shopping bill.
-Foxtel.

Work these figures out, understand that it is your house and he is assisting you to some degree, both parties should prosper out of it.

When coming up with a figure, consider this- you're not just renting out a room, but you're giving up your privacy/sanctuary.
If your sociable, that wouldn't mean much to you, but at my age (+ married with 2 kids), I would kill for some peace and quiet...
$150 minimum per week, plus half utilities.

I wouldn't have contemplated it if I was in that situation. The privacy factor is huge.

I certainly would have....especially if you like to have your own space at times.

The other thing is, do you put stipulations on what your house mate can do....ie - Guests over, party's, "special sleepovers"....
If you want to go quickly, go alone.

If you want to go far, go together.

Yep.
Apart from a few weeks here and there, required of me as a medical student in staff quarters at the QEH and the Childrens' Hospital, I've never lived in shared accommodation - other than with my two wives - and I've been resistant to having house guests for more than a few days even then.

(In my single days before, between, and after, said wives it has been overnight one night only as a strict policy.)

I got a room once in Melbourne.. cost me 150 for an hour!!! With this in mind I think a 150 for a week is great value!

Thanks for all the feedback ladies and gents.

I'm in two minds as to how much i should charge. Like said, they are my mate and they are helping me out but at the same time what price do you put on your privacy to have someone live with you.

I had another suggestion from a friend today who said he used to rent to his mate for $150 a week including bills. He said that way there was no issues sorting them out when they arrive and having to ask for extra cash.

I suppose any money is money for the mortgage!

Electricity - NOne. They're all rip-off merchants.

I've stuck with Origin for gas for 10 years and my bills have always been pretty good,

With AGL for both. The last electricity bill was $490/qtr and the gas was about $90/qtr.

Dont forget about the water bill either. Thats where it can get expensive.

thats probably the best idea $150 a week but that covers bills. definately could be some arguments come bills time.

privacy thing shouldnt be to bad if ya best mates, sure there will b times you will piss eachother off but if ya good friends you will get over it.
