The market has fluctuated since early 2009 but hasn't really recovered.

A GP friend of mine in Mandurah (WA) showed me some houses there in February this year that are currently selling for about half what people paid for them a few years ago.
He is one of those owners, but he can afford to hang in there and wait for the eventual recovery.

I do think the recovery will come reasonably soon, and I bought an investment property in December.
However, the fact that it is a place I may move in to myself when I get older and want less land to maintain was also a factor.
(And its location near the facilities and shops is exceptional.)

Melbourne started to slip as I sold out near Christmas in 2008, and I got a bit less than I'd have gotten a few months earlier.
I haven't been following the Sydney and Melbourne markets since, and so I don't know what the recent state there is.
Their size, and the size of the buyer market, probably means they fluctuate less. That has seemed to be the case in the past.

You can pray and dream all you want but it isn't going to happen.

Injuries are going to destroy them this year, even without injuries they don't have a good enough midfield.

Can trade him out (without using trade) up until their game.

There seems to be a few out and or underdone for the Hawks -

Gibson, Lake, Suckling, Rioli, Hodge.

For the Cats

Johnson, Kelly suspended and all of our Rucks injured.

Perhaps this Monday's match might not live up to the standard of the previous dozen or so.

regads,

I've picked Geelong and they should win, potentially some big outs for the Hawks in Hodge and possibly Gibson, who's so important to their back six. With Lake possibly not playing either I reckon Tom Hawkins could have a day out if in decent nick. I think the Cats can cover the losses of Johnson and Kelly but the rucks? I'm not sure.

Surely Trent West will play though?

Even if you have 1 ruckman fit, Hawkins could do the forward line ruck work and West sit behind the play.

The hawks outs are just too important to ignore the cats.

10 in a row for mine.
